The building's mechanical, plumbing and electrical systems have been designed to house four tenants, each with dedicated HVAC and lab support systems. As a modular concept, as tenants grow their businesses, each space can easily be combined for full-floor plate users of 30,000 sq. ft.
The base building MEP systems will be laid out for 1/3rd lab, 1/3rd office, 1/3rd future cold shell lab and bathroom core. The building is fully outfitted with an emergency generator and exterior chemical storage areas, along with a covered receiving area, all pre-requisites for a modern lab building. Integral roof screens are provided to obscure the extensive mechanical equipment to support the laboratories.
